Ejari is Dubai Land Department’s tenancy-contract registration system. ZeroSync provides practical Ejari support for tenants, landlords and businesses that need help preparing the correct documents, choosing the right DLD channel and coordinating registration, renewal, cancellation or certificate retrieval. The official Ejari registration and certificate are processed through Dubai Land Department channels.
Ejari is the Dubai Land Department framework used to register and renew tenancy contracts in the Emirate of Dubai. DLD’s current service page lists the Ejari system/DLD website, Dubai REST and Real Estate Trustee Centers as service channels. After the required tenancy information and documents are submitted and approved, the customer receives the e-Contract Registration Certificate.
ZeroSync does not issue Ejari. We support the client with document checks, submission-route guidance and coordination so the application is prepared for the official DLD process.
DLD currently lists a total of AED 177.75 for registration/renewal via Dubai REST or the Department website and AED 220 via Real Estate Trustee Centers. These are official DLD/service-partner fees and can be changed by the authority.
Review the Unified Tenancy Contract and applicant details before registration through the appropriate DLD channel.
Prepare the renewed tenancy information and supporting documents so the continuing lease is registered for the new term.
Support cancellation for expired/vacated tenancies and active-contract cases where the required owner documentation is available.
Help locate the Ejari contract details needed to download the e-Contract Registration Certificate through DLD channels.
Coordinate tenancy documentation for company tenants where Ejari supports the wider Dubai business-premises and licence process.
Review whether an official Power of Attorney or other representative authority is required for the chosen service channel.

DLD’s current Register / Renew Tenancy Contract page lists a copy of the Unified Tenancy Contract for app-based submissions. For Real Estate Trustee Centers, it lists the original Unified Tenancy Contract, Emirates ID of the applicant and official Power of Attorney where the applicant is acting as a representative.
The exact applicant path also depends on whether the user is a tenant, individual owner, company, property manager or legal representative.
Prepare the Unified Tenancy Contract and the applicant/account information needed for the online route.
Bring the original tenancy contract, Emirates ID and POA where representation applies.
Keep the company and signatory details consistent with the tenancy and business records.
Confirm that the POA gives the authority required for the tenancy transaction.
Confirm landlord, tenant, property, dates and contract data before submission.
Use Dubai REST, the DLD/Ejari system or a Real Estate Trustee Center as applicable.
Enter the tenancy details and upload or present the required documents.
Complete the DLD and service-partner fees applicable to the selected channel.
After approval, obtain the e-Contract Registration Certificate.
DLD’s current cancellation service covers tenancy contracts for vacated properties and allows cancellation through Dubai REST, the Ejari system or Real Estate Trustee Centers. For trustee-center cancellation, DLD lists the tenancy contract, Emirates ID and POA where applicable. If the contract is still active, a letter from the property owner requesting cancellation is also listed.
DLD’s August 2026 Ejari campaign guidance also notes that if a tenant requests cancellation of an active contract, landlord approval is required. Expired-contract cancellation can follow the current DLD process without the same active-contract approval condition.
DLD’s current Ejari guidance states that it does not issue a separate certificate or receipt specifically certifying the cancellation; once the cancellation is completed, the lease becomes invalid in the system.
For Dubai mainland businesses, the office tenancy can be linked to business licensing, renewal and operational address requirements. The licence and Ejari processes remain separate authority services, but their dates and company details should be consistent.
ZeroSync can therefore review commercial tenancy information together with mainland company setup or trade-licence renewal so the business does not discover a premises/document mismatch at the last minute.
Commercial Ejari is often relevant to mainland formation and licence renewal, while accounting and payroll begin once the business starts operating from the registered premises.
